Sources and comparison methodology

Price and time data for masonry buildings and timber buildings represent indicative ranges of average offers on the Czech market. They are based on a combination of publicly available price systems, data portals, and industry analyses that we continuously monitor and verify:

  • Price systems ÚRS and RTS — average construction work prices in the Czech Republic
  • Stavebnistandardy.cz — indicative price indicators
  • Cenyremesel.cz — average construction work prices
  • Market analyses from industry portals (Pan Stavitel, Money Spot, Hypox, Nejřemeslníci, Vexta Domy)

The timber building category in the table includes both market variants — classic timber buildings constructed on site (KVH construction, in-situ) and prefabricated systems with panels manufactured in a production hall. The time ranges therefore cover both: from short assembly times (prefab) to the actual construction time of a classic timber building. For prefab timber buildings, the delivery time of panel production must also be taken into account, which typically ranges from 3–7 months from order depending on project size (source: publicly published manufacturer data).

Data for LGSF — Skymax are based on Skymax Living’s own completed projects (family houses, extensions, and modular constructions in the Czech Republic and Slovakia). The wide range of turnkey house prices reflects the variety of completed projects — from smaller family houses in standard design (lower limit) to larger, individually designed projects with premium equipment (upper limit). Differences are mainly due to size and layout, location, technological standard, interior equipment, and exterior modifications.

Time data are indicative averages for a family house of approx. 100–150 m² under standard conditions. Actual construction time depends on project complexity, weather, supplier capacity, and coordination of trades.

Key insight: LGSF ≈ Timber construction

Both technologies are so-called dry construction methods. After skeleton assembly and insulation, the process moves directly to sheathing and facade – no waiting for plaster drying, no chasing. Compared to masonry construction, you save weeks of work and eliminate moisture risks in the structure. Masonry requires wet processes that extend the schedule and increase the risk of mold formation due to insufficient drying.

What does this mean for the investor?

Shorter construction time = faster return on investment. For a development project with 10 houses, a 7–11 month difference compared to masonry construction represents a real savings on financing and earlier cash flow. LGSF also minimizes the risk of material or labor cost increases during construction thanks to precise pre-manufacturing.
