About the Project

In the municipality of Cetkovice in Blansko District, a new childcare group is being built next to the existing kindergarten from 1977. The aim of the project is to increase the capacity for preschool childcare in the municipality. The construction is financed from European Union funds under the National Recovery Plan, with support from the Ministry of Labour and Social Affairs.

The chosen construction system was modular LGSF construction by Skymax Living. The modules were manufactured in our production hall, transported to the site on Monday, April 20, 2026, and installed by mobile crane. The existing kindergarten operated without interruption — no dust, no construction noise, no restrictions for the children next door.

What Does "Modular Construction" Mean

When you hear the word modular, most people imagine temporary containers with plastic windows. However, modern modular LGSF construction is a completely different category — a fully functional building indistinguishable from traditional construction once completed.

The principle is simple:

  1. Skeleton made of light gauge galvanized steel profiles (LGSF — Light Gauge Steel Frame) is manufactured on CNC machines with ±1 mm tolerance.
  2. Modules are assembled in the hall — under a roof, protected from weather, in controlled conditions.
  3. Interior work — insulation, vapor barrier, installation wiring, cladding — is carried out in the hall where craftsmen have full access to everything.
  4. Finished modules are transported to the site wrapped in protective foil.
  5. Mobile crane sets the modules on pre-prepared foundations. On-site assembly takes hours, not weeks.

Construction Process

2. Transport and assembly

3. Interior work on site

After modules were set on foundations, finishing works began. Dry construction continues with the same logic as in the hall — mineral wool insulation, vapor barrier, cladding with structural boards, installation wiring.

4. Wet zones using dry construction methods

You might think — toilets and bathrooms can’t do without concrete. Cement screeds, plasters, tiles...

Not necessarily. Dry construction means that we solve the technology differently: using board systems with certified waterproofing instead of cement screeds and wet plasters. The result is identical from the user’s perspective — dramatically faster from the builder’s point of view.

Key advantages of modular LGSF construction for municipalities

No disruption to the operation of the neighboring school

Construction takes place next to the existing kindergarten operation. No dust, no long construction noise, no risk to children. This is practically impossible with traditional masonry construction involving excavators and concrete mixers.

Speed of drawing EU subsidies

Subsidies from the National Recovery Plan have a time limit. Those who fail to complete the project on time will not receive funds. Modular construction dramatically shortens the risky period between decision and commissioning.

Controlled quality in the production hall

A large part of the construction takes place indoors under constant conditions. No material damage from rain, no inaccuracies caused by winter or heat. Craftsmen work under ideal conditions.

Fewer craftsmen, higher productivity

The Czech Republic is experiencing a shortage of qualified craftsmen for traditional wet construction. Modular LGSF addresses this issue — fewer people, more work done in the hall, clear system logic. A construction company can serve more municipalities in the same time.

Predictable schedule

Traditional masonry construction drags on, delays, and extends. With modular construction, you know at the start when you will finish. This is a crucial factor for municipal budgets and EU subsidies.

Manufacturer’s perspective

Skymax Living is a Czech manufacturer of LGSF constructions. We produce in Ostrava and supply throughout the Czech Republic and Slovakia. Our constructions are certified for buildings with higher requirements — from family houses through residential buildings to public facilities.

For the Cetkovice project, we delivered a modular LGSF construction. Finishing works, installations, and other trades are handled by other specialists — partners of the contractor.
