About the Project

In the municipality of Cetkovice in Blansko District, a new childcare group is being built next to the existing kindergarten from 1977. The project aims to increase the capacity for preschool childcare in the municipality. The construction is financed by European Union funds within the National Recovery Plan, supported by the Ministry of Labour and Social Affairs.

The chosen construction system was modular LGSF construction by Skymax Living. The modules left our production hall, were transported to the site on Monday, April 20, 2026, and installed by mobile crane. The existing kindergarten operated without interruption — no dust, no construction noise, no restrictions for the children next door.

What Does “Modular Construction” Mean

When you hear the word modular, most people imagine temporary containers with plastic windows. However, modern modular LGSF construction is a completely different category — a fully functional building indistinguishable from traditional construction once completed.

The principle is simple:

  1. Skeleton made of light gauge steel profiles (LGSF — Light Gauge Steel Frame) is manufactured on CNC machines with a tolerance of ±1 mm.
  2. Modules are assembled in the hall — under roof, protected from weather, in controlled conditions.
  3. Interior work — insulation, vapor barrier, installation of utilities, cladding — takes place in the hall where craftsmen have full access to everything.
  4. Finished modules are transported to the site wrapped in protective foil.
  5. Mobile crane installs the modules on pre-prepared foundations. On-site assembly: hours, not weeks.

Implementation Process

The implementation proceeds in four consecutive phases. The gallery below shows actual footage from our production hall and the Cetkovice site — click the image to enlarge and see captions.

Production in the hall

LGSF skeleton, insulation, vapor barrier, and cladding are completed under roof in controlled conditions — independent of weather.

Phase 2

Transport and assembly

Finished modules in protective foil arrive on a low-loader. A mobile crane installs them on foundations within hours — not weeks.

Phase 3

Interior work on site

Dry construction continues with the same logic as in the hall — mineral wool insulation, vapor barrier, cladding with boards, completion of installations.

Wet areas by dry method

Toilets and bathrooms without concrete screeds and wet plasters — board systems with certified waterproofing instead.

Key advantages of modular LGSF construction for municipalities

No disruption to neighboring school operations

Construction takes place next to an operating kindergarten. No dust, no long-term construction noise, no risk to children. This is practically impossible with traditional masonry construction involving excavators and concrete mixers.

Speed of drawing EU subsidies

Subsidies from the National Recovery Plan have a time limit. Those who fail to complete on time do not receive funding. Modular construction dramatically shortens the risky period between decision and commissioning.

Controlled quality in the production hall

A large part of the construction takes place in a covered space with constant conditions. No material damage from rain, no inaccuracies caused by winter or heat. Craftsmen work under ideal conditions.

Manufacturer’s perspective

The construction system for this project was supplied by Skymax Living, the largest manufacturer of LGSF constructions in the EU. Structures with certifications for buildings with higher requirements — from family houses through residential buildings to public facilities.

For the Cetkovice project, we supplied the modular LGSF structure. Finishing construction works, installations, and other trades are handled by other specialists — partners of the general contractor. This plurality is exactly what makes modular LGSF such a powerful tool: each party performs their part in controlled conditions, resulting in faster and higher quality outcomes than traditional construction.

Preschool facilities, schools, and increasing the capacity of municipal civic amenities are typical applications of modular LGSF construction. Short construction time, minimal disruption to neighboring operations, and predictable budgets meet the demands of public investors.
